Ventilatiekeur and housing managers

What does Ventilatiekeur mean for housing managers?

The longevity of the housing stock is important to both property managers and housing associations. By carrying out regular maintenance on the property and focusing on ensuring it is in good condition and offers a high standard of living, a pleasant and long-lasting relationship is fostered between tenant and landlord. Maintaining the property can easily be achieved by including ventilation and maintenance in the MJOB (long-term maintenance budget). The Guidelines on the Maintenance and Management of Domestic Ventilation Systems forms the basis of Ventilatiekeur. This guideline provides a standardised procedure for the maintenance, inspection, measurement and recording of domestic ventilation systems. Furthermore, maintenance is carried out by Ventilatiekeur Specialists who comply with the accreditation scheme.

Suppliers of ventilation equipment support the Ventilatiekeur scheme. Regular and proper maintenance of the system helps to extend its service life and improve indoor air quality. The Ventilatiekeur can therefore be easily combined with, for example, a warranty scheme offered by suppliers. The Ventilatiekeur not only provides a clear overview of which maintenance tasks have been carried out, but also of the results achieved. The operation and performance of the ventilation system are checked, measured and recorded.

    Importance of regular maintenance

    Home ventilation is a key issue when it comes to living comfort. The Ventilatiekeur has been developed to improve indoor air quality in (rental) homes. The guideline sets out requirements and quality criteria for the inspection, maintenance, cleanliness, measurements, monitoring of ventilation performance, commissioning and reporting of domestic ventilation systems. To ensure a ventilation system functions properly, it must be correctly commissioned and regularly maintained. By including domestic ventilation in the Long-Term Maintenance Plan (MJOB), the property manager avoids any unnecessary surprises and ensures that residents are provided with healthy indoor air.

    The benefits of regular maintenance

    To enhance energy efficiency, modern construction is becoming increasingly airtight. However, living comfortably in a fully sealed home is impossible without proper ventilation. Ventilation systems are crucial for indoor comfort, and as a landlord or property manager, you are responsible not only for the property itself but also for the well-being of its occupants. Ventilatiekeur helps improve living conditions while ensuring long-term housing sustainability. Well-maintained and properly ventilated homes encourage tenant satisfaction and longer occupancy periods.

    Key benefits of Ventilatiekeur:

    ▪ Reduced energy consumption of the ventilation system
    ▪ Avoidance of major repair costs through preventive maintenance
    ▪ Independent periodic inspections
    ▪ Full transparency on system quality and performance
    ▪ Extended lifespan of the ventilation system
    ▪ Enhanced living comfort, fostering a stable tenant-landlord relationship

    Objectives of Ventilatiekeur:

    ▪ To provide a standardised guideline for the maintenance and management of domestic ventilation systems. (Management and maintenance by certified ventilation specialists);
    ▪ Providing evidence of maintenance work carried out and ventilation performance;
    ▪ Supporting professional commissioning and quality assurance;
    ▪ Contributing to well-functioning ventilation systems and a healthy indoor environment.

    Assessment & classification

    The independent periodic audits are carried out by accredited bodies. The audit assesses the physical cleanliness of the ventilation system and its ventilation capacity. It also assesses whether maintenance, measurements, record-keeping and reporting have been carried out in accordance with the guidelines.

    During the cleanliness assessment, components such as filters, fans, sensors, air ducts, and supply/return grilles are inspected. The ventilation capacity assessment verifies whether the system meets legal requirements and has been correctly adjusted.

    The assessment determines whether a ventilation system meets the Ventilatiekeur requirements. If the requirements are met, the ventilation system is awarded a quality rating of 1, 2 or 3 stars. If maintenance has been carried out in accordance with the guidelines but, due to technical limitations, the Ventilatiekeur requirements cannot be met, no quality rating will be awarded:

    ▪ Ventilation rating: 0 stars
    The ventilation system has been maintained in accordance with the Ventilatiekeur guidelines. However, due to technical limitations, it is not possible to fully meet the Ventilatiekeur requirements. The work carried out and the measurement results are recorded and reported, but no quality rating is awarded. Systems without a quality rating do not receive a Ventilatiekeur sticker.
    ▪ Ventilation rating ★
    Meets cleanliness requirements but not ventilation capacity standards
    ▪ Ventilation certification ★★★★★★★★
    Meets both cleanliness and 100% ventilation capacity requirements
    ▪ Ventilation certification ★★★★★★★★★★
    Meets cleanliness requirements and exceeds ventilation capacity by 120%
